The Benefits of Home Staging

The term, “Home staging” is being used more and more these days. Just tune into the HGTV and you’ll see a bevy of shows about staging and house hunting. But for many homeowners who don’t watch the shows, “home staging” is a relatively new term.

In previous years, it was left up to the homeowner to prepare their home for showings. Although some real estate agents are knowledgable and can advise the homeowners about home staging, most agents are experts in the field of selling and closing, not home design. Agents generally know what factors can help sell a home, but they don't have time to assist the homeowners in what can be a long process in getting their homes into selling condition.

Professional home stagers are experts in the art of preparing a home for resale. They can help eliminate clutter, arrange (or remove) furniture, assist in enhancing curb appeal and help the house look welcoming. With the assistance of a professional home stager, your house can make a positive first impression on potential homebuyers.

The first impression:

As the real estate industry often stresses, a potential buyer can make up their mind within ten seconds after they step in the front door. And they are already forming an opinion as soon as they pull up in front of the house. Given that first impression, curb appeal is extremely important – and you usually don’t get a second chance.

These days most people have access to the internet. You find and select a professional home stager or other professional service by searching on internet for a stager in your area. Or you can ask your real estate agent for a recommendation, or you can ask around and get referrals.

Based on statistics from the Real Estate Staging Association, staged homes sell 50% faster and on the average sell about 6-10 percent more than homes that are not staged. In addition, a 2011 Home Gain Survey showed that hiring a professional Home Stager yielded a 299% return on investment.

Another consideration for home sellers is generally the longer a home stays on the market, the more the price drops. The faster you sell your home, the more you save in mortgage payments, the less you will lose in time spent on the market and the sooner you can move on to your next home!
