The Benefits of Home Staging

The primary goal of home staging is to make your home shine. In 2019 it will become even more important to give your home and edge up on the competition. In 2018 we have seen the housing market mainly favoring sellers, but a survey of industry experts by Zillow sees a change in the market for 2019.

“The housing market has been favoring sellers for the past few years,” said Zillow Chief Economist Dr. Svenja Gudell in a press release. 
“Sellers in the current housing landscape often have the luxury of listing their home ‘as-is’ without fixing it up or with only minimal window-dressing since demand for homes has been high and inventory low.”
“It’s common for sellers to receive multiple bids, and in the hottest markets, sell for over asking price, but these conditions will change in the future,” she said. “As the number of homes for sale increases and home value appreciation slows, we expect the market to meaningfully swing in favor of buyers within the next two to three years.”
This means that when selling your home, it will be more important to show your home in the best light. Even if your home is beautifully decorated, it is meant for you and may only appeal to a specific buyer. A professional home stager can help transform your home into something that will appeal to a wider variety of buyers.

A home staging professional is responsible for helping to prepare a home for sale. They will help fix flaws and highlight the positives. 

According to the Real Estate Staging Association (RESA), Homes staged before hitting the market sell, on average, 73% faster than their un-staged counterparts.

Some things to focus on when staging your home are:
·       De-Clutter- This is the most important step before listing your home. A home with less stuff will feel bigger. It is important when your home is on the market to live with just the essentials. This includes removing excess furniture and clearing out the closets.
·       Space Planning- A professional can come in and arrange furniture in a way that transforms the space.
·       Maximize natural light- Spaces look best when lit with natural light. A stager will suggest removing heavy curtains to let in as much light as possible.
